Public Document Disclosure by Pedro Nuno Santos

On Thursday, Pedro Nuno Santos, the Socialist Party's Secretary-General, publicly released a set of nine documents related to the acquisition of two properties in Lisbon and Montemor-o-Novo. This move comes amidst a preventive investigation launched by the Public Ministry following anonymous allegations.

The documents are accessible on the campaign website of the Socialist Party, under the motto "who has nothing to hide, fears nothing". They include deeds, purchase contracts, property registration cards, and notifications regarding IMI (Municipal Property Tax).

Details of the Released Documents

Among the documents are:

  • Deeds for both houses
  • Sales contracts
  • Purchase promise contracts
  • Notification from the Tax Authority regarding the new IMI for the Montemor-o-Novo property
  • Property registration cards
  • Donation contract of shares from Tecmacal, the company owned by Pedro Nuno Santos' father.

In November 2023, the magazine Sábado reported that part of the payment for one of the properties was financed through a bank loan, which was reportedly paid off shortly afterward, raising questions about the source of funds.

Another controversy involves a property in Montemor-o-Novo, allegedly chosen due to its proximity to the new airport in Alchochete, approximately 80 kilometers away.

Investigation Announcement

The Public Ministry announced the opening of a preventive investigation targeting Pedro Nuno Santos. An official source from the Prosecutor General's Office stated, "Following the receipt of allegations and to gather evidence, the Public Ministry has determined the opening of a preventive investigation", without providing further details on the case.

Breakdown of the Property Transactions

The documentation released includes:

  • The deed for a mixed-use property in Montemor-o-Novo, acquired for €570,000. The payment was made with a 10% down payment of €57,000 and two subsequent transfers totaling €512,000. The loan from Caixa Geral de Depósitos for this purchase was €455,950.
  • The property is designated for secondary residence.
  • A house in Praça das Flores, Lisbon, was purchased by Pedro Nuno Santos in November 2004 for €245,000 as a primary residence, with a mortgage of €175,000 from Banco Espírito Santo. His parents acted as guarantors for the loan.
  • In January 2019, he sold this house to a couple from China for €485,000.
  • Another property in Lumiar was acquired in September 2018 for €740,000, also financed through a mortgage of €450,000.
  • A donation contract related to shares in TECMACAL shows that Pedro Nuno Santos donated 1,000 shares valued at €5 each to his father in February 2023.
  • The Constitutional Court confirmed in March 2023 that there were no legal impediments regarding the donation of shares, following a request for an inquiry from Chega, who believed Pedro Nuno Santos may have violated incompatibility regulations by allegedly conducting business with the State.
